By using the Services and Website of bnb-dxb you acknowledge and agree to the following terms and conditions
GUEST OBLIGATIONS
Guests will take reasonable preventive actions and will not breach their obligations under this Agreement.
This Agreement is a licence to occupy the Accommodation during the agreed upon period as set out in the booking confirmation. You are not the Tenant of the Accommodation and you have not been granted exclusive possession of the Accommodation. You are renting the Accommodation under a licence of occupation.
You agree to keep the interior of the Property, Fixtures and Fittings, Furniture and Appliances in the same decorative order and condition as at the start of the Rental. You agree to repair or replace – with items of similar kind and value – any items damaged or broken during the term of the rental.
You agree to pay for the reasonable costs of repair of the Property ,Fixtures and Fittings, Furniture or Appliances in case damage is traceable to the Guest(s), their family or their visitors.
You agree to allow bnb-dxb employees or designated third parties to enter the Property, with workmen, to carry out repairs or other works required during the Rental in the presence of the Guest(s). bnb-dxb agents can request to visit the apartment at any time for maintenance work including and not limited to AC servicing, pest control, and inspections.
The Guest(s) will not be charged for normal wear and tear during their stay. You agree to use the Property for the only purpose of a private residence for Guest(s), their immediate family or others as communicated during the booking enquiry process.
You agree to not use the Property for any illegal or immoral activities as defined by local laws.
You agree to not use or consume or allow to be used or consumed any drug or any other substance which is, or becomes, prohibited or restricted by law.
You agree to comply with all the building rules and regulations including paying any fines in case of violations.
You agree to not play or permit to be played any musical instrument or equipment that can be heard outside the property before ten o’clock a.m. or after ten o’clock p.m
You agree to not hold parties or gatherings of people greater than the advertised sleeping capacity of the Property.
You agree to not remove the Fixtures or Fittings from the Property.
You agree to not hang pictures or other items to the walls of the Property using nails, glue, ‘blu-tack’, sellotape, picture hooks or their equivalents.
You agree to remove all rubbish from the Property, during and at the end of the Rental
You agree to leave the furniture and effects, at the end or upon earlier termination of the Rental period, in the rooms and places in which they were in at the commencement of the Rental.
You agree to not tamper, interfere with, alter or add to the installations of utilities meters or fire alarms. The Guest(s) acknowledge(s) that their possessions are not covered by the Host’s insurance policies.
You agree to return to bnb-dxb at the end of the Rental – or upon earlier termination thereof – all keys and access cards related to the Property. In case those are not returned, the costs of the missing items will be deducted from the security deposit or charged to the client.
You agree to not keep pets in the Property and in the building, if not explicitly allowed and agreed by bnb-dxb.
You agree to not smoke inside the apartment. The guest is only allowed to smoke outside the apartment on the balcony only (if any). The cigarette ashes and butts must be thrown inside an ashtray and thrown in the garbage only.
You agree to not assign, sublet, part with or share possession of all or part of the Property.
You agree to park your vehicle(s) only in the allocated parking space(s) (if any).
DEPOSIT
Guests booking for more than 30 nights will be required to pay a refundable deposit. This deposit will be collected through a link that will be sent via email once the booking is confirmed.
TERMINATION
The Guest(s) shall vacate the Property upon expiry of the agreed Term, no later than the check-out time. Check-ins are by default from 3pm and check-outs by 11am. If the Guest(s) stays past the agreed checkout time without consent from bnb-dxb, the Guest(s) no longer has/have a valid licence to stay in the Accommodation and the Host shall be entitled to:
- Take all reasonable and lawful actions to evict the Guest(s);
- Keep a partial amount or the full amount of the security deposit or require the amount for the extended occupancy time
If the Guest(s) breaches any of the terms and conditions of this contract, bnb-dxb or its Agents can request the Guest(s) to immediately vacate the Property.
CANCELLATION POLICY
For bookings of more than 30 days:
- In the event cancellation happens 15 days or less before the check in date, 50% of the booking amount will be kept by bnb-dxb. The guest will receive a refund equivalent to 50% of the rental amount paid and full refund of the cleaning fee and DTCM fee paid.
- In the event, cancellation happens more than 15 days before the check in day, the Guest will receive a full refund.
For bookings of 30 days or less:
- Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
Cancellation during the stay:
- If the Guest cancels this agreement before the term of a short term booking (30 days or less) ends, bnb-dxb will keep the entire amount of the booking and the guest will not receive any refunds.
- If the Guest cancels this agreement before the term of a long term booking (more than 30 days) ends, Sbnb-dxb will keep 15 days rent (the following 15 calendar days fee) and refund the remaining amount.
- If the owner or bnb-dxb wants the guest to vacate the Property before the end of the agreed term , they should give the Guest a 1 month notice period (30 nights) and the Guest shall receive a full refund for the period extending between the early termination date and the term end.
Terms and Conditions of Use
These Terms and Conditions of Use (“Terms”) govern your use of the website located at bnb-dxb.com (“Website”) operated by bnb-dxb.com (“Company,” “we,” “us,” or “our”). By accessing or using the Website, you agree to be bound by these Terms. If you do not agree with any part of these Terms, you must not use the Website.
1. Use of the Website
- You must be at least 18 years old to use the Website.
- You agree to use the Website only for lawful purposes and in accordance with these Terms.
- You are responsible for ensuring that all persons who access the Website through your internet connection are aware of these Terms and comply with them.
2. United Arab Emirates (UAE) Law
- The Company operates from the United Arab Emirates, and as such, these Terms shall be governed by and construed in accordance with the laws of the United Arab Emirates.
3. Payment Methods
- We accept payment online using Visa and MasterCard credit/debit card in AED (or any other agreed currency).
4. Compliance
- We will not trade with or provide any services to OFAC (Office of Foreign Assets Control) and sanctioned countries.
5. Age Restriction
- Customers under the age of 18 shall not register as users of the Website or transact on or use the Website.
6. Transaction Records
- Cardholders must retain a copy of transaction records and Merchant policies and rules.
7. Account Confidentiality
- Users are responsible for maintaining the confidentiality of their accounts and passwords.
